Prizma’s commercial portfolio is concentrated in grocery-anchored shopping centers, supported by tenants that deliver essential, community-based services and are less exposed to e-commerce disruption. Our strategy emphasizes income stability and long-term value creation through durable tenancy, strong market fundamentals and properties that consistently achieve high occupancy while serving as integral components of their communities.

Five-City Mixed-Use Portfolio – Germany

In 2020 and 2021, Prizma acquired a 304,660-sqft mixed-use portfolio spanning five distinct markets in Germany. The portfolio comprises 111 residential units and commercial space, diversified across residential, retail, medical office and financial tenants.

[Saalfeld]

Built in 1995, the property comprises 11 residential units and approximately 70,100 square feet of commercial space, anchored by Tegut and medical office tenants. A dedicated parking structure with 150 spaces serves both residential and commercial users. With essential-service tenancy and a diversified mixed-use layout, the asset offers durable, long-term income stability.

[Lobau Residential]

A fully residential asset strategically positioned along a main route between Görlitz and Dresden, at the eastern edge of the Lusatian Highlands. Acquired during its lease-up phase, the property was purchased at a favorable discount to market pricing. The property was realized in 2025.

[Freiberg]

A mixed residential and commercial property in a prominent university town. The local economy is driven by a combination of students, academic institutions, clean energy enterprises, and high-tech industry employers. The property was realized in 2023.

[Herten]

Anchored by a major German bank and medical offices alongside residential units. Situated in the heart of Herten, the urban hub of a district with 600,000 residents, the property occupies a prime location adjacent to the town hall and main shopping street.

[Oranienburg]

A grocery-anchored property complemented by residential, medical office, and retail units. Located 35 km north of Berlin’s city center, the asset benefits from proximity to a major metropolitan area while serving a growing local community. The property was realized in 2025.
